RENTAL APPLICATION – REQUIRED DOCUMENTS CHECKLIST

Along with your application, please submit all required documents listed below. Incomplete applications may result in delays or disqualification. All adult applicants (18+) must submit their own set of documents. Please send your completed application and all required documents to management@irsc.co

Required Documents:

• Government-issued photo ID (Driver’s License, Passport, etc.)

• Social Security number (for background and credit check purposes)

Proof of income from the past 6 months:

• 6 months of pay stubs

• 6 months of bank statements (Just the cover showing the beginning and end balance for each month)

Documentation of any additional income such as:

• Government assistance (SSA, Disability Benefits, Veterans Benefits)

• Child support

• Freelance or side jobs (1099s, invoices, payment screenshots, Uber, etc.)

• Proof of any housing assistance or subsidies (if applicable)

CREDIT REPORT & OUTSTANDING DEBT POLICY

Credit Issues
If you have any collections, past-due balances, or other credit issues, please be proactive and transparent. Provide at least one of the following:

• Documentation showing a payment plan has been set up

• Proof of recent payments toward the balance
  
  

Fraud or Identity Theft
If a negative item on your credit report is due to fraud or identity theft, include:

• A written explanation of the situation

• Supporting documentation such as a police report, identity theft affidavit, or dispute letters/proof of claim submissions

Providing this documentation does not guarantee approval, but it helps us fairly assess your application and may improve your chances in cases where credit issues would otherwise disqualify a tenant.

Application Fee

$45.00 application fee (Zelle, Cashiers Check, or Money Order) required per application. Zelle is fastest. 

Send the appropriate amount to payirsc@gmail.com from your bank’s Zelle app or online banking.

Cashiers checks or Money Orders can be dropped off at 8362 Walker St, Unit #34, Buena Park, CA 90623—please call 714-821-8999 and notify us before arriving. This method takes longer.
